The short answer

Who cleans dryer vents for apartment buildings and condo associations?

Ecovent Dryer Duct Solutions cleans dryer vents for apartment buildings, condominium associations, homeowners’ associations and landlords across Pinellas and Pasco counties. The work is booked once, through the property manager or the board, and done unit by unit on a schedule the residents are told about in advance. Each unit gets the same cleaning as a single-family home: lint, debris and obstructions cleared from the dryer connection to the termination, then an airflow test.

In a multi-family building the dryer vent is a shared risk. Units share walls, stacked floor plans share chases, and in a mid-rise condo the runs climb several floors to the roof or gang into a common exhaust. A lint fire in one unit is everyone’s fire. Failure to clean is the leading factor in the 2,900 residential dryer fires the U.S. Fire Administration counts each year, and the runs nobody has booked are the ones that start them. Who books it

Who does Ecovent do building-wide dryer vent cleaning for?

Anyone responsible for more than one dryer they do not run themselves.

Property managers

Apartment communities and managed condos, where one call covers every unit and the manager gets the list of runs that need attention.

Condo associations and HOA boards

A building, a street or a phase at a time, on a date the board can announce. Common laundry rooms included.

Landlords

A few rentals across the two counties, cleaned on the same day where the addresses allow, with the yearly cleaning done for each one.

Vacation-rental owners

Beach rentals on Treasure Island, Madeira Beach and Clearwater Beach, where a stacked washer-dryer runs after every turnover and salt air corrodes the hood.

55-plus communities

The Mainlands, the Largo manufactured-home parks and the condo villages in Seminole and Dunedin, booked by section.

Townhome communities

Trinity, Wesley Chapel and Land O’ Lakes HOAs with the long runs new two-story floor plans produce, scheduled a street at a time.

The visit, building-wide

How does a building-wide dryer vent cleaning work?

Four steps. The first is one phone call; the last is the list that tells the manager which units still need something.

  1. 01

    One call for the property

The manager or the board calls with the unit count and how the dryers vent. The quote is free, per property, and carries no obligation.

  2. 02

    Walk-through

A look at the building’s run types: wall terminations, roof stacks, shared exhausts, booster fans, and the common laundry if there is one. The schedule is built from that.

  3. 03

    Unit by unit

Residents get the date in advance. Each run is cleaned from the connection behind the dryer to the termination, with rotary tools and high-efficiency vacuums.

  4. 04

    Airflow test and the list

Each unit is tested. The manager gets a list of the units that were cleaned and the ones that need a repair or a replacement, so it is booked before a fire, not after.

2,900

residential clothes-dryer fires are reported each year in the U.S. Failure to clean the dryer is the leading factor, behind 34% of them.

Pricing

What sets the price of a building-wide dryer vent cleaning?

The per-unit number falls as the count rises, because the crew is already on site. Three things move the total.

How many units, and how many dryers

Every unit with a dryer is a run to clean. A common laundry room adds commercial dryers on a shared exhaust.

How the runs are built

A ground-floor wall vent is the shortest run. A mid-rise stack that climbs to a roof cap, or a shared exhaust with a booster fan, is the longest.

Scheduling and access

Whether the crew can work floor by floor with access arranged, or has to come back for units that were not ready. Good notice keeps the price down.

What the manager gets

  • One point of contact and one schedule for the property
  • Every unit’s run cleaned from the dryer to the termination and tested
  • A list of the units that need a repair or a replacement
  • A repeat interval set from what the building showed

Good questions

What property managers and boards ask before they book

Can residents book their own unit instead of the whole building?

Yes. A single condo or apartment is quoted and cleaned like a house, and many owners do exactly that. A building-wide schedule is cheaper per unit and gets the runs nobody would have booked on their own, which in a shared building are the ones that matter. Either way the quote is free.

Do you need access to every unit?

Yes, for the connection behind the dryer, which is where the run starts and where the crushed flex hose usually is. The exterior side is reached from the wall or the roof. The property manager sets the schedule, residents get the date in advance, and each unit takes well under an hour in most buildings.

What do you do about a unit whose vent is damaged or past cleaning?

It goes on the list the manager gets at the end, with what was found: a crushed section, a disconnected joint, vinyl or foil flex that should not be there, or a termination that no longer opens. A repair or a replacement is quoted separately, and the unit is not marked clean until it is.

Do you clean the building’s common laundry room as well?

Yes. A common laundry with several dryers on a shared exhaust is commercial work, done on the same visit or on its own schedule. See commercial dryer vent cleaning.

How often should a multi-family building have its dryer vents cleaned?

Once a year for the units, the same as a home, and more often for a common laundry room. In mid-rise condos where the runs climb several floors, or on the barrier islands where salt air corrodes the terminations, the first building-wide cleaning usually shows which stacks fill fastest, and the schedule follows that.

Do you serve HOA communities in Pasco as well as Pinellas condos?

Yes. Townhome and single-family HOAs in Trinity, Wesley Chapel and Land O’ Lakes book a street or a phase at a time; condo associations on Clearwater Beach, Sand Key, Treasure Island and Madeira Beach book by building; the 55-plus communities in Largo and Pinellas Park book by section. The full list of cities is on the service areas page.
